Niagara in any season is a beautiful place to call home.

From moderate winter temperatures and gentle springs that lead to summers and autumns in which we celebrate nature’s bounty, Niagara’s communities offer something for every taste.

There are serene agricultural lands with a small-town feel, cities with world-class services and entertainment, post-secondary education in many forms, and an economy that supports families.

There’s also still a few real estate bargains out there! While home prices are on the rise, it can still be said of Niagara that home prices do not match those of the Greater Toronto Area – yet!

The staff at McGarr Realty Corp. would like to put a spotlight on Welland, a city in Niagara’s southern tier that is home to the Welland Recreational Waterway, Welland Canal and PenFinancial Flatwater Community Centre.

If you haven’t visited Welland in a while, you might be surprised!

Let’s talk specifics: Welland’s population has risen to more than 52,000 (2016 statistics). The city offers a vibrant, accessible culture featuring theatre, live music, seasonal festivals and world-class shopping.

Services and utilities are divided municipally and regionally – Niagara takes care of its residents by sharing out services to fully protect its citizens. Niagara Health offers emergency and daily medical care through its Welland Hospital Site.

As a centre for post-secondary study at Niagara College and nearby Brock University, the city also offers a local restaurant scene that supports its yearly influx of students. Family friendly too, local eateries offer choices from many different cultures, including Indian, Thai, Korean, Japanese, Italian and more. Favourite pubs, pizza joints, fine-dining restaurants, bars, themed and fast-food restaurants round out the eatery scene.

Locals also enjoy the city’s year-round farm market, open Saturdays from 6 a.m. to noon at 70 Young St. in the downtown area.

Recent demographics indicate a mixed population representing several different cultures and languages: Welland residents speak English, French, Italian, Chinese (with multiple languages grouped together), German, Portuguese, Polish and a few other languages too. Because the city has a significant French-Canadian population, education within the French language is readily available.

From Welland, easy travel is available to Niagara’s other communities via public transit or driving on regional roads and highways. There’s even an airport: The Niagara Central Dorothy Rungeling Airport, CNQ3, which is a municipally owned airport operated by a commission representing the communities of Pelham, Welland, Port Colborne, and Wainfleet. Located in the nearby Town of Pelham, the airport has traditionally been referred to as the Welland Airport, and is listed as such in the Canadian Flight Supplement.

So you see, you CAN get there from here. And home prices in the southern tier of Niagara measure up very well to those outside Niagara: In the Niagara Association of Realtors July report, the residential average sale price of $375,903 was 14.4 per cent higher than the average price last July. For July 2017, in the Greater Toronto Area, the residential average sale price clocked in at $746,218.

Welland has all aspects of life covered: Live here, shop here, enjoy great schools and continuing education, go hiking, biking and play sports, attend theatre or concerts, eat out, rent a canoe, go fishing and enjoy all of Niagara’s 12 communities as your playground.
